Bernborough Ascot, Stage 3

Bernborough Ascot is a retirement living community located within the Brisbane Racing Club precinct in Ascot, Queensland. MAP Architects were engaged to deliver the architectural design development and construction documentation from Stage 3 onwards, contributing to a masterplanned precinct comprising five residential buildings delivered across multiple stages.

Situated adjacent to the historic Eagle Farm Racecourse, the project forms part of a broader vision to create a contemporary retirement living community that responds to its unique landscape setting. The design builds upon the approved masterplan, refining the architectural language to strengthen the identity of each building while maintaining a cohesive precinct outcome.


Our Role

MAP Architects are leading the architectural design development and construction documentation for Stages 3, 4 and 5 of the Bernborough Ascot masterplan.

Working within the approved planning framework, the design is being refined to support future construction while enhancing residential amenity, accessibility and long-term livability. Our scope includes architectural design, construction documentation, interior design and construction services, ensuring a cohesive relationship between building form, façade expression and internal environments..


Collaboration

MAP Architects were initially involved with the project following the successful delivery of Stage 1. During Stage 2, the original builder dissolved, leaving the development temporarily paused.

Balmain & Co were subsequently appointed as the new builder. Having collaborated with MAP Architects across multiple projects in Melbourne over the past decade, they invited our team to join the project to assist in progressing the development through to construction and completion.

This established working relationship enabled the project team to quickly regain momentum, with Stage 3 now under construction and subsequent stages progressing through design. The appointment also marked an important milestone for MAP Architects, supporting the expansion of our work into the Queensland market.


Design Approach

The Bernborough Ascot masterplan proposes a series of residential buildings delivered across multiple stages, forming a cohesive retirement living community within the Brisbane Racing Club precinct.

The design for Stages 3–5 refines the architectural language of the development, using materiality and façade articulation to distinguish individual buildings while maintaining a consistent overall identity. This approach allows each building to read as a distinct element within the broader masterplan.

Internal layouts are carefully considered to support accessibility, comfort and long-term livability, aligning with the requirements of retirement living. The architectural approach prioritises clarity, functionality and a strong relationship between interior and exterior environments.
