Central Apartments forms part of the Derby Road Precinct masterplanned development in Sunshine, Victoria. As Stage 2 of the precinct, encompassing Buildings B, C and D, the project builds on the success of Stage 1 (Building A – Punthill Apartments Hotel) and contributes to the delivery of new housing within Melbourne’s growing western suburbs. MAP Architects joined the project at planning stage to refine an approved masterplan scheme, improving yield, livability and overall project viability while supporting the delivery of housing aligned with Victoria’s affordable housing initiatives
Our Role
MAP Architects is leading the architectural documentation and redesign of Central Apartments (Buildings B, C and D) within the Derby Road Precinct masterplan.
Working from an approved planning scheme, the design was reconfigured to improve efficiency and maximise development potential. Through targeted design amendments, the original five-storey proposals were transformed into three seven-storey residential buildings, while maintaining alignment with the planning framework.
Our role includes façade redesign and the refinement of apartment layouts to improve functionality, natural light and residential amenity, supporting the delivery of high-quality, accessible housing outcomes.
Collaboration
Following the successful delivery of Stage 1 (Building A), MAP Architects were invited to rejoin the project. This established relationship enabled the project team to quickly align and respond to evolving requirements.
Working closely with the developer (SMA Projects) and consultant team, the project shifted from an initial build-to-sell model to a revised delivery strategy better suited to current market conditions and affordable housing delivery. This collaborative approach has ensured the project remains viable while contributing to the provision of much-needed housing in the Sunshine area.
Design Approach
The design builds on the established Derby Road Precinct masterplan, refining the architectural language to create a cohesive yet distinct identity for Buildings B, C and D.
Façade articulation and materiality strengthen the presence of each building within the precinct while maintaining a consistent overall character. Apartment layouts have been carefully reconfigured to improve efficiency, daylight access and livability, supporting comfortable long-term residential use.
Shared community and event spaces are integrated throughout the development, encouraging resident interaction and contributing to a more connected living environment.
