Doncaster Residences demonstrates how thoughtful architectural redesign can transform an approved development into a more commercially viable and highly liveable residential outcome. Appointed following planning approval, MAP Architects were engaged to refine the endorsed scheme and prepare the project for construction. Through a strategic redesign, the development achieved a 32% increase in apartment yield while significantly improving apartment quality, resident amenity and long-term sustainability.

The revised scheme delivers larger apartments suited to owner-occupiers, enhanced communal amenities and a more efficient building layout, creating greater value for both the client and future residents.
Collaboration
MAP Architects were engaged by a long-standing client following the successful delivery of Sierra Hawthorn. Building on this established relationship, we were invited to re-evaluate the approved scheme and identify opportunities to improve its commercial viability while enhancing the quality of the residential offering.
Working closely with the client and consultant team, the project is evolving into a more feasible and future-focused development. Through a collaborative design process, the revised scheme balances commercial objectives with improved resident amenity, sustainability and long-term value.
Design Approach
The redesign is centred on improving everyday living.
The original building was reimagined as two distinct forms connected by landscaped spaces, reducing the perceived scale of the development while creating a softer relationship with the surrounding neighbourhood.
A key design move was the removal of the internal lightwell, allowing every apartment to receive direct access to natural light—a principle that reflects MAP Architects’ commitment to creating healthier, more liveable homes.
Generous rooftop amenities, landscaped communal spaces, increased visitor parking, secure bicycle storage and EV charging infrastructure contribute to a contemporary residential environment designed for long-term ownership.
