Project Reflection: Punt Hill Apartments, Sunshine
Punt Hill Apartments was a rewarding collaboration that saw our team step in post-permit to deliver full construction documentation, construction services and assist with a redesign that expanded the development from 60 to 90 serviced apartments. Working with a trusted group of builders and consultants, we refined apartment layouts to improve liveability and efficiency within a hotel context—a new and exciting challenge for our studio. Sierra Hawthorn is a reminder that great architecture isn’t always about starting from scratch. Engaged post-permit, our role was to optimise, document, and deliver—a process that required agility, collaboration, and a deep respect for the existing vision. Working closely with the client, builder and consultants, we refined the design for buildability and longevity, selecting materials and layouts that would elevate everyday living. This project reflects our strength in taking approved developments and turning them into something truly resolved. The result? Redesign Excellence
As requirements evolve, revisiting and refining designs ensures the creation of thoughtful, well-adapted spaces. Recognized for our expertise in multi-residential redesigns for planning permits, we were entrusted with Tomorrow Northcote. The result is a project that harmonizes innovation with the needs of the local community, enhancing everyday living experiences.
The project blends flexibility, sustainability, and modern amenities. Interiors emphasize simplicity, adapting to residents’ needs, with a warm palette of stone and timber accents and customizable light or dark color schemes. Apartments range from one to three bedrooms, featuring generous balconies and high-quality finishes.

Tomorrow Northcote prioritizes energy efficiency, boasting a 7.5-star NatHERS rating. Passive solar design, superior insulation, and double-glazed sliding doors enhance natural light while reducing energy consumption. The development also includes rainwater harvesting and electric vehicle charging stations.
Building on the success of our collaboration with Young Group, construction of Frith and Howarth in Brunswick will be commencing soon. Firth and Howarth features 24 residences designed by MAP Architects.
